Do you get a choice of exterior colour homes?
Yes, there are three colour options for the exterior standing seam metal and *colour options for the wood stain.

What are the standard finishes for the interiors of the homes?
Standard finishes for the homes are wide plank vinyl, slab high gloss cabinets, laminate countertops, chrome hardware and standard fixtures and (shower and tub finishes).

What kind of upgrades are offered for the homes?
Upgrades for the homes include shaker cabinets, quartz countertops, tile backsplash, black fixtures, tile flooring in bathroom and mudroom, gas grilling and fireplace, concrete driveway, additional heat pump and car charging receptacle.

What are move in dates for Phase 1?
Move in dates for phase 1 of The Flats will be late summer, early fall. Phase 2 and 3 will follow with move in dates being announced soon.

Do you own the land?
The homes are on a lot lease. The house is owned by the homeowner however the land is not.

What is the cost of the land lease and what is included?
The land lease is $750 a month which includes infrastructure/maintenance and repairs, road repairs, snow removal, garbage removal, landscaping, municipal property taxes for common areas and professional management.

How long is the lease good for?
The land lease will never expire as the developer is the owner of the property.

Can I reserve any lot?
Yes. Lots in Phase 1 can be bought at this time. Homes in Phase 2 and 3 can be reserved until the development opens up these lots for sale.

What is the cost to reserve a lot?
A lot reservation is $2500 which allows customers first right of refusal on a lot. All reservation deposits are held for 30 days and are fully refundable if you decide not to proceed to contract stage.

Can customers opt out after signing lot reservation?
Yes. Customers can choose to opt out of the purchase before the phase opens or when the phase opens up for sale.

Can you get a mortgage for these homes?
Yes. We are working with RBC to help customers get financing for the homes.

What kind of deposit is required upon signing a contract?
If planning to purchase the home with a mortgage or cash we do require a 5-10% deposit on the home. Home owners will also be required to provide proof of funds/mortgage approval before committing to signing a contract.

Are there any restrictions to living at the flats?
There are property guidelines to help with maintaining the standards of the community. Link to read guidelines for the Flats of Cumberland here.

Are short or long term rentals allowed?
Long term rentals are allowed, short term rentals are only allowed month to month based on the Cumberland by-laws

Can homeowner add accessory buildings / carport / hot tub / fencing?
Yes, homeowners can add an accessory building, car port and hot tub, however it does need to be approved by the community.

Can home owners change landscaping?

Are pets allowed?
Yes, however home owners do have to complete a pet application form for approval.

Is there space to park RV's?
There is no allocation for RV's on site, however there is a partnership with a local storage facility.

Is landscaping included?
All communal areas will be landscaped as well as the outer perimeter of the development which will be maintained by a professional management company included within the monthly pad fee.

What is the warranty on the home?
Each home has Triple M warranty 2 / 5 / 10.
2 years on labour and materials (some limits apply) 5 years on the building envelope, including water penetration. 10 years on the structure of the home.
